Why Builder Associations Matter: Second-Generation Builders on BAGI

By Michael Mercho ·

Earlier this year I sat down with a group of second-generation home builders from around Central Indiana to talk about something that rarely makes it into a brochure: what a builders association actually does for a family business.

Why builder associations matter more than most homeowners realize

When you hire a custom home builder, you are hiring their network as much as their crew. The Builders Association of Greater Indianapolis (BAGI) is where that network is built and maintained. It is where builders, trade partners, suppliers, and local officials sit in the same room and work through the issues that eventually show up in your build: code changes, permit timelines, material availability, and labor capacity.

What second-generation builders have in common

The panel made one thing clear. Builders who grew up in the business tend to think in decades, not projects. That shows up in three ways:

  • Long trade relationships. The same framer, electrician, and cabinet shop working with a company for twenty years produces a level of consistency you cannot buy on a spot market.
  • Reputation as collateral. A second-generation builder is protecting a family name in a community they still live in.
  • Institutional memory. Knowing how a specific municipality reviews plans, or how a certain soil type behaves, saves clients real time and money.

How association involvement shows up in your project

Association work is not ceremonial. It affects your build directly:

  • Code and permitting. Builders involved with BAGI hear about code and inspection changes before they take effect, so plans are drawn to current standards the first time.
  • Trade partner quality. Association membership creates accountability among the subcontractors and suppliers who touch your home.
  • Advocacy on housing policy. Zoning, lot supply, and impact fees in Hamilton and Boone counties all influence what a custom home costs.
  • Continuing education. Building science, energy performance, and construction technology change constantly.

Our role at BAGI

Integra Builders has been an active BAGI member for years. Michael Mercho serves on the 2026 BAGI Board of Directors, and the company has been honored with the BAGI Home Show People's Choice Award (2024) and Builder Member of the Year (2023). That involvement is not a marketing line; it is how we stay current and how we keep the trade partnerships that protect our clients' schedules and budgets.

What to ask a builder you are interviewing

  • Are you an active member of your local builders association, and in what capacity?
  • How long have you worked with your primary trade partners?
  • How do you stay current on code and energy requirements in the municipality where I am building?
  • Can you point to industry recognition judged by peers, not just by advertising spend?

Frequently asked questions

What is BAGI?

The Builders Association of Greater Indianapolis is the local home builders association serving the Indianapolis metro area, including Carmel, Fishers, Westfield, Zionsville, Noblesville, and surrounding communities. It supports builders and trade partners through education, advocacy, and industry events.

Does builder association membership guarantee quality work?

No single credential guarantees quality. But active involvement, peer-judged awards, and long-standing trade relationships together are strong signals that a builder is accountable to more than one client at a time.

Why does it matter that a builder is second generation?

Second-generation builders typically inherit both trade relationships and a local reputation. That continuity tends to produce steadier scheduling, more predictable quality, and a stronger incentive to resolve issues well after closing.
