Custom Home Building Timeline: A Week-by-Week Guide for 2026

By Michael Mercho ·

How Long Does It Take to Build a Custom Home?

Most custom homes in Central Indiana take 10–14 months from groundbreaking to move-in, with an additional 3–6 months of pre-construction planning before that. The total process from initial consultation to handing you the keys is typically 14–20 months.

Here's what that timeline actually looks like, broken down by phase.

Phase 1: Pre-Construction (Months 1–4)

  • Weeks 1–2: Feasibility Review — lot evaluation, budget validation, and scope discussion
  • Weeks 3–8: Architectural design — floor plans, elevations, and design development
  • Weeks 9–12: Engineering, structural plans, and interior selections begin
  • Weeks 13–16: Final pricing, contract execution, and permit submission

Pro tip: Hamilton County permitting typically takes 4–6 weeks. We submit permits while you finalize selections so the two processes run in parallel.

Phase 2: Foundation & Framing (Months 5–7)

  • Weeks 17–19: Site clearing, excavation, and foundation pour
  • Weeks 20–22: Foundation waterproofing, backfill, and slab work
  • Weeks 23–27: Framing — this is when your home takes shape
  • Week 28: Roof installation and house wrap

Phase 3: Mechanicals & Exterior (Months 8–10)

  • Weeks 29–32: Rough plumbing, electrical, and HVAC installation
  • Weeks 33–34: Insulation, exterior siding, stone, and brick
  • Weeks 35–36: Windows, exterior doors, and garage doors installed

Phase 4: Interior Finishes (Months 11–13)

  • Weeks 37–39: Drywall, taping, and painting
  • Weeks 40–43: Cabinetry, countertops, tile, and hardwood flooring
  • Weeks 44–46: Trim carpentry, lighting, plumbing fixtures, and appliances

Phase 5: Final Details (Months 13–14)

  • Weeks 47–49: Final grading, driveway, landscaping, and exterior lighting
  • Weeks 50–52: Punch list, final inspections, and certificate of occupancy
  • Week 53+: Final walkthrough and move-in!

What Causes Delays?

The most common delays in custom home building are:

  • Late design changes: Changing your floor plan after framing starts can add weeks or months
  • Weather: Indiana winters can slow foundation and exterior work
  • Material lead times: Custom windows, specialty stone, and imported fixtures can take 8–16 weeks
  • Permitting: Some jurisdictions are faster than others

Our structured pre-construction process eliminates the biggest cause of delays: indecision. By resolving every design detail and locking pricing before construction begins, we keep your project on schedule.
