What is the cost per square foot for an Integra built home? Its never a simple answer, because we don’t just price homes by the square foot. We price homes based on specific plans, specifications, and site details.

For example, each of the following plan concepts would have very different pricing structures:

A fully wooded lot that needed to be partially cleared, Master Suite on 2nd floor with a one-story Great Room, in a neighborhood with a walk-out basement.
Master Suite on main level Ranch, on a flat lot in a neighborhood.
No basement, Master Suite on 2nd floor with a two-story Great Room, on a single lot in the country, that has no city utilities ran to it.
Master Suite on main level, a two-story great room, walk-out basement and a rooftop patio.

Then we factor in details like garages, lot preparation, specific finishes and features, basements vs. slabs, outdoor entertaining, landscaping and more…

We’ve built a handy tool to help you be able to set a realistic budget. You can’t take this one to the bank, but it will give you an idea of current scope costs and lets you adjust allowances on certain features of your dream home! This calculator also lists construction items in the general order we build!

Square Footage

Do you know how large of a home you will need? Use your existing home size to help estimate. Not sure how much space you really need? We are working on a calculator for that too! But in the meantime, drop us a line, we know some people who could help.

A lot of planning goes into building a home before the first shovel hits the ground. This includes plan development, interior design, construction permitting and licensing!

Whether its a walk-out basement or a slab-on-grade, we make sure the foundation of your home is built on solid soil to get us started on the right foot.

We will pick windows and doors to match the homes aethetic, but structurally our framers will use a combination of lumber and steel (if necessary) to build the struture up.

Brick? Stone? Siding? or any combination of the three. There is plenty of new technology in this scope that has introduced new material options that are more durable than ever

Asphalt shingles w/ metal roof accents? No problem. A flat roof with decking for views? We can do that too.

We will bring your water, sewer, gas and electrical service to your home. Then we wire up all the lighting, plumbing and HVAC systems.

Single doors, double doors...standard height or extra tall doors. With glass or without glass.. more options to choose from than you think.

Broom finished or stamped and stained. Long windy driveway or a large back patio including a pool?

Irrigation systems are pretty standard in our builds, will we build a private pergola or massive boulders scattered around the lot or keeping the maximum number of mature trees on the lot?

Wood burning or gas log? Modern rectangular? Elaborate Limestone mantel or a simple timber?

Our carpenters are craftsmen. Built-ins throughout or minimal and clean? Special paneling and trusses in the ceilings?

We use Sherwin Williams paints and our painters are artists, we can paint and stain the most intricate details

This is a big one. We have cabinets in all the bathrooms, kitchen, kitchenette and basement bars... and features galore. Pull out shelves, organizers, hidden outlets, tip-out trays...

Quartz or granite, that is the top question when it comes to counters (countertop, get it) is not better than the other.. its really a matter of style and preference. Waterfall island ends? Beefy mitered edge? Or even as a backsplash.

Color combos are endless from brushed nickel, black to chrome and champange bronze. Rain head in your shower or jets on the wall?

Marble, porcelain, ceramic, hardwood, LVP, carpet, engineered hardwood, and everything in between.

Stainless steel, matte black, or powdercoated any color you want. Stacked ovens, 48" cooktop, counter depth vs 30" deep refrigerator. Who knew shopping for appliances could be so fun?

Lighting sets the mood, elaborate lighting; art or functional?

Security system, garage doors, thermostat and a sound system that you can control with your voice. A theater or gaming room, perhaps?

Gym have a wall of mirrors? Glass doors on all the showers and tubs? Coat hooks and closet features covered here.
