For example, each of the following plan concepts would have very different pricing structures:
A fully wooded lot that needed to be partially cleared, Master Suite on 2nd floor with a one-story Great Room, in a neighborhood with a walk-out basement.
Master Suite on main level Ranch, on a flat lot in a neighborhood.
No basement, Master Suite on 2nd floor with a two-story Great Room, on a single lot in the country, that has no city utilities ran to it.
Master Suite on main level, a two-story great room, walk-out basement and a rooftop patio.
Then we factor in details like garages, lot preparation, specific finishes and features, basements vs. slabs, outdoor entertaining, landscaping and more…
