The Custom Build Timeline: A Client’s Role in the Construction Process
By Michael Mercho ·
Defining the Partnership
A $1M+ custom build is a collaborative venture. While our team manages the technical execution and site logistics, the success of a project depends on timely client involvement during key milestones. Understanding your responsibilities at each phase is essential for maintaining the project schedule and ensuring the final result meets your expectations.
1. The Pre-Construction Phase: Feasibility and Site Analysis
The first step is not design—it is data. During this phase, your primary role is providing clear objectives regarding your lifestyle requirements and budget.
The Action: You will review the Feasibility Study to understand the lot’s constraints and opportunities.
The Goal: To finalize the "site-to-structure" plan before any architectural drawings are commissioned.
2. The Design and Selection Phase: Critical Decision Making
This is the most active phase for a homeowner. To avoid construction delays, all interior and exterior finishes must be selected and approved before the foundation is poured.
The Action: You will collaborate with our design team to finalize high-impact details—from coffered ceiling profiles to stone-to-hardwood transitions.
The Goal: To produce a complete "Selection Schedule" that allows us to pre-order long-lead items (like custom windows and cabinetry) to prevent supply chain bottlenecks.
3. The Construction Phase: Observation and Communication
Once "dirt starts moving," your role shifts from decision-maker to observer. At this stage, the project is in the hands of the site supervisor and craftsmen.
The Action: You will attend scheduled on-site "walk-throughs" (such as the electrical and framing walks) to verify that the physical structure aligns with your vision.
The Goal: To ensure every custom detail—from the placement of wrought iron balusters to fireplace stone heights—is executed precisely as planned.
4. The Closeout: Final Verification
As the project nears completion, the focus shifts to the "Punch List" and systems orientation.
The Action: You will walk the property with our team to identify any final adjustments and receive training on your home’s smart technology and mechanical systems.
