1. Framing Error That Would’ve Shrunk a Shower

On one build, the client had designed a large, walk-in shower with no door. But during framing, our superintendent noticed that a single wall had been laid out six inches too far inward — just enough to make the open shower design splash-prone and awkward.

What he did: Measured, confirmed, and coordinated with the framer to adjust the layout before plumbing or tile work began. The fix cost nothing — because it was caught early.

2. Missing Blocking for Floating Shelves and Vanities

Most homeowners don’t think about what’s inside the walls. But floating shelves, vanities, or heavy hardware need proper support behind the drywall. On several projects, our superintendent double-checked the plans and caught missing blocking before insulation was installed.

3. Mislabeled HVAC Duct Placement

In one custom home, an HVAC subcontractor mistakenly placed a key return duct where a future built-in cabinet was meant to go. It wasn’t obvious on paper — but during a walkthrough, our superintendent caught the conflict.

What happened next: He coordinated with the HVAC team to reroute the return to an adjacent wall, preserving the cabinetry and maintaining airflow. No time lost, no design sacrificed.

4. Water Drainage Misalignment

Drainage issues are a silent threat to custom homes. On one job, our superintendent noticed that a swale on the lot wasn’t pitched correctly and could cause water to pool near the foundation during storms.

His move: Called in the sitework contractor, rechecked the grading plan, and ensured corrections before sod or landscaping began. It saved the homeowner future headaches — and water in the basement.
